How to create Black Friday demand for your listing!
The goal is to get people lining up to buy your home, almost like they do at Walmart for that big screen TV. Here are our 5 steps:
Pre-Market Prep:
Listing your house properly requires prep work, but the rewards are worth the work.
Here is our prep list for creating Black Friday demand for your house:
- Pre-Pack
- Aka the best way to “de-clutter”. Start by purchasing some bins or moving boxes and literally start the packing process. You’ll thank yourself later, promise.
- Replace family photos with digital prints (check out Etsy, Minted or Jillian Harris digital prints for some great seasonal options).
- Clear out HALF of what is currently in your closets and cabinets. The goal is to create space. Buyers will feel reduced stress just from opening your closet door!
- Put away anything you’re not using DAILY (strip those counters down)!
- Deep Clean
- We want you to clean like you’ve never cleaned before. All the cracks, corners, and crown molding you can find.
- OR: Hire professional cleaners to give you professional results. Where could your time better be spent? If you need a recommendation, let us know!
- Most buyers will be instantly turned off or de-value a house that isn’t sparkling clean. This is your chance to shine! Think of it as being the best sale on Black Friday – that is how clean you want your house to look and smell.
- Organize
- We’ve said this before and we’ll say it again: You want your house to look like The Home Edit was just there.
- Think of how refreshing it feels to just look at photos of organized spaces (or is that just us)? It’s time to actually create that organized feeling.
- Stock up on products from The Container Store (check out @thehomeedit on Instagram for all the inspiration) and refresh your messiest areas.
- Next Level Option: Hire a Professional Home Organizer after you go through the Pre-Packing Process if you’d prefer to outsource. To prevent overwhelm, just focus on the MAIN areas (mudroom/laundry, pantry, refrigerator and closet.
A killer marketing strategy 🔥
The next step is marketing your listing and the first part might not be what you expected..
- STEP 1: Here’s the thing: The goal is to create the vision of a lifestyle that’s desirable to the buyers. Your home should appear clean and cozy while still having that “lived in” feel. Following these tips helps buyers imagine it as the place for them!
- The First Impression: Add a Welcome mat and seasonal flowers or accents. *Spruce stems in planters or aluminum buckets are pretty for Winter
- Comfort Items – Throw pillows and blankets, candles, a plate of fresh cookies, area rugs. All things cozy! Take inventory of what you might need to shop for!
- The Back Yard – Stage a seating area. This is another great place to add those comfort items, especially with the high percentage of buyers who are looking for a great outdoor space!
- The Bathroom – The bathroom is an easy place to add a luxurious feel. Hang white towels, set out a decorative soap bottle, and a small plant for a touch of elegance.
- Dining Spaces – Set the table! Buyers will imagine themselves sitting down here for a nice, home-cooked meal. Plus it doubles as decor! *Don’t forget flowers!
- STEP 2. Social Media – Soon, we’ll take professional photos to show off what makes the home unique. Your staging upgrades will help show off the lifestyle desirable to the buyer.
- STEP 3. MLS Description – Another important piece of our marketing strategy is the MLS description. We’ll work together to review the best features of your house. Maybe it’s the upgraded kitchen, proximity to schools, shops, or restaurants, or the perfect backyard. Consider this the meat and potatoes of the listing. It puts words to the uniqueness of your home. Which, combined with those professional photos make your listing really stand out.
The Accepted Offer Pricing Strategy
Pricing your home is a BIG deal, and should be done correctly from the start. Here’s what you need to know about pricing your house to get the most demand on your listing.
- Market Research – This is first and foremost the most important part of your pricing strategy. We need to know what’s going on in your market! What are similar houses in your neighborhood selling for? How is yours similar or different? Is it bigger or smaller, newly renovated or in need of some maintenance? What features do you have that will stand out to buyers?
- The Search Results Strategy – If it’s too high out of the gate, you might miss an important segment of buyers. For example, if a buyer tells me they want to see a three bedroom house in your neighborhood for under $500k, I will set up a search for those requests. If your house is priced at $510k they won’t see your listing in their search results. It’s important to consider other houses in the neighborhood and set the price in a range for those buyers.
- The Pricing Pyramid Strategy – Grab a pen and paper and draw a pyramid! We want you to compare the size of the top of the pyramid to the size of the bottom. What happens when sellers price homes slightly over the market value to “see what they can get” the pool of buyers they’re reaching is a whole lot smaller, like the top of the pyramid. On the flip side, if you price it a slightly under market value, you’re pricing it more like a Black Friday Sale and it looks like a steal (especially compared to the other listings available)! This drives up DEMAND and CAN result in competitive offers & net you a HIGHER sale price (+ less time on the market)!
The Listing Photo Strategy
The next step to creating Black Friday Demand is having professional photos taken. Yes, we said PROFESSIONAL! Unless your agent IS or WAS also a professional photographer, this is a MUST OUTSOURCE step (but your agent might include this in their marketing strategy at no extra cost to you – we do!!)!
93% of buyers use the internet to find their home (this number has likely increased in the last year). It’s a non-negotiable. Think of your listing photos as a buyer’s first showing. If you don’t catch their attention with the photos, they’re not going to likely be taking that next step and scheduling a private tour.
Here are a few photo strategies to keep in mind!
- HIGHLIGHT WHAT ISN’T OBVIOUS: Do you have any neighborhood features? Are you close to a fun downtown area? Do you have a bike path in the backyard? Photos like these should be included to paint the picture of where you live.
- SET THE SCENE: Follow the pre-market prep steps and marketing strategies to showcase the lifestyle your house portrays. Light the candle, make the bed like the luxury hotel, turn on lamps for ambiance and open all the blinds to make it light and bright.
BONUS TIP: Match all of the lightbulbs in your home so they’re the same shade of light. Mis-matched lightbulbs can create weird lighting.
- STAGE FOR A SUCCESSFUL SALE: We talked about some unique staging elements in a previous post but here we want to focus on the bigger things like removing oversized furniture, re-arranging furniture to create conversational areas, adding light where needed and keeping paint neutral!
