What is the best way to get my house ready to sell?

We have a whole list of home prepping tips we give all sellers or potential sellers (just reach out at lisa@nashvilleonthemarket.com and we will send it to you within the day!). Some main points are:

De-clutter – You want the home to look as big as possible.

De-personalize – You want the buyer to be able to imagine themselves living there.

Get it show ready – You live in a house and show a house very differently, so put yourselves in the potential buyer’s shoes, what would you want the home to be presented as. For some more tips email us for the full list 🙂

Does my home have to be in move in ready condition?

Many buyers will dismiss a home that has obvious repairs needed. If repairs are minor, it always is worth fixing them to open yourself up to buyers who only want a move in ready home.

How much does it cost to sell my house?

Some costs associated with selling your home that you will need to take into consideration are title/closing company expenses, any repairs you will need to make on the home, any seller concessions you will make to the buyer, real estate commission, etc. Before we list your home, we will give you a net sheet that outlines all of the costs and the amount you should expect to net given the potential sales price.

How do I know what my home is worth?

There are many factors that going into a home’s value. We provide our seller clients a market analysis that shows the sales of similar properties in the surrounding area to help establish a range of possible values. And then we will look at more qualitative features of the home in comparison such as recent renovations, any unique features/defects, etc.

What do I have to disclose about the home?

Any known material facts or material defects must be disclosed by the seller and listing agent. The TN Residential Property Disclosure form is what you fill out regarding disclosures and will guide you in those disclosures.

Do buyers request sellers to pay for closing costs or a portion of them?

For many buyers (especially first time homebuyers), they are about to drop a lot of money when buying your home. Some buyers may request the seller to pay for a portion of the closing costs so they have more cash at hand after the sale. Some buyers can not even afford the closing costs and NEED the seller to pay for it to close on the home. This is different market to market, but a lot of buyers do make that request and it is negotiable and in the end up to you.

Do open houses help sell my home?

We at Nashville on the Market Real Estate create personalized plans for each and every seller. When we evaluate your home and your situation, you will have the option to let us know if you want an open house (we don’t force anyone to hold their house open). We believe the easier it is for buyers to view your home – the better. SO it is never a bad idea! Especially since it will give us the option to qualify and sell your home directly to the buyers.

Is there a bad time of year to sell my house?

First off – why are you selling? Are you relocating? Did you find a new home you want to move to? We always believe the time you list should coincide with your best interests in mind. So usually our first question is when do you need this home to be sold.. and then we back out from there. We hear a lot of ohh I’m waiting for Spring to sell my home. Well you can do that but we sell homes during fall & winter as well. Sometimes it is helpful to be one of fewer homes available on the market, then one of many. BUT again – truly the right time to sell your home depends on your unique situation. .
