House Hunting: Tips & Etiquette

So you just got the pre-approval and know your budget..now what? Time to house hunt!! We have compiled our list of house hunting and etiquette tips so you know what to do when shopping for your next home!

So what do you do if you see a house you like?

Send the address(es) to us (or your agent) ASAP via text or email! We will do a quick background search to make sure there are no red flags or anything about the house that we know won’t work for you as to not waste your time. If everything checks out then we will set up a showing that accommodates both you and the seller’s schedule.

Can I Go to an Open Houses/Model Homes by Myself?

I always recommend going places with your agent. Your agent can schedule a private tour of a model home/new construction neighborhood and attend open houses with you. But if you happen go to an open house or model home on your own, let the agent there know right away you have an agent. If they request contact info – feel free to give your agent’s info! You can and should use an agent for new construction – so let your agent be the main contact with the builder’s or seller’s agent.

Driving By a For Sale By Owner and Are Interested?

If you see a For Sale By Owner – send your agent the address and contact info or snap a picture of the contact info, and your agent will reach out to them. Your agent will know what questions to ask the seller and will schedule a showing on your behalf.

House Showing Etiquette

Try to be on time, we only have an allocated amount of time at the home and many times another buyer is right behind us or the seller waiting to come home.

If you can, leave kids at home although we are both moms so totally understand if it’s not possible but really it is more for your sake and will help you focus more on the house! (we truly love when you bring the kids haha)

Respect Seller’s Privacy: Remember someone lives here, don’t go rummaging through drawers or closets. Opening cabinets/closets are fine to see space/type, but try not to go prying.

Mums the word! Play it cool & don’t be overly negative or positive inside the home – Many homes now have video & audio monitoring and you honestly never know if the seller is listening (aka ring doorbells, etc)! We can dish when we go to our cars!
