Nashville Market Update: January 2021 Stats

Just popping in for a quick market update of January 2021 stats:
📈4% increase in closings from last January – There were 2,632 closings in 2020 and 2,745 in January 2021
📈$39k increase in median sales price from last year to almost $345k for the median sales price in January 2021

Inventory at the end of January was 5,381, down from 9,410 in January 2020.

Overall Takeaways:

Sellers: Super low inventory, we need more sellers! Seriously, if you are thinking of selling.. this is a great time. There just are not enough houses for the demand.. many sellers who are priced right and the house is in good condition are seeing multiple offers often times over list price with more contingencies waived or at the very least better terms.

For Buyers: The Greater Nashville Realtors® President said it best: “Many homes are selling in multiple offers. As more and more buyers enter this competitive market, it’s imperative that a buyer has a professional Realtor® navigating these exciting yet challenging waters”.
