Buying a house can be an exciting time – but it also can be a very stressful time. We have compiled a list of DO’s and DON’Ts to remember while you buy your new home.
- Do NOT buy anything that requires credit checks or obtain a loan – i.e. do not buy a car, open new credit cards, buy new appliances on credit, etc. Any new loans or credit inquiries can change your ability to qualify – we have seen deals die because someone decides to finance a car. You do not want this to happen – so just refrain from financing anything until after closing day.
- Do NOT transfer money around especially without keeping documentation – the lender will want to see where money is going and coming from. If a lender can not source where money is coming from (especially large deposits) they may not be able to loan you the money. They just want to make sure you didn’t take out another loan for that down payment.
- Do NOT get stressed if we keep making offers and they don’t get accepted – It is a hot market and there are lots of buyers and not enough sellers. Especially lately, we have dealt with many multiple offer situations which sometimes don’t always go in our favor. We will make a game plan/strategize prior to writing the offer to get you in the best situation. However, sometimes you can not compete with an all cash offer that is $40,000 above asking price, so do your best to be patient and we will find you your dream home.
- DO NOT WAIT to schedule movers – schedule them in advance. Movers require notice, so don’t forget to schedule them. Your friends and family will thank you!
- DO NOT FORGET about scheduling new trash service.
- DO keep copies of all the forms you sign/any important papers you receive/receipts from banks/copies of checks. With e-signatures, you will be emailed a copy of the final signed document. I recommend keeping a folder on your computer desktop to drag and drop all the signed documents.
- DO have fun and enjoy the process. Buying a home should be an exciting time.. remember to enjoy it!
Overall, stock up on some wine, and get ready to sign a lot of documents – in the end it will all be worth it once you are enjoying your new house. 🙂
