The Multiple Listing Service – all real estate agents belong to a multiple listing service – in Middle TN it is called Realtracs. It is where every agent lists properties for sale – including pictures, home information, and more. Agents know exactly which homes are currently available, are under contract, and sold.

A helpful tool Realtracs supports is the map-searching feature. This is helpful when a client has specific preferences an agent can search in whatever area the client is looking. For example – if Mike wants to be within a two mile radius from his office building – an agent can draw a 2 mile radius around the office and search properties available in that range.

Also, real estate agents can look at comparable properties near your home or home you may want to purchase to help decide list price or purchase price. It allows us learn more about the current value of a property and trends in the area. Don’t rely on sites like zillow to get you an estimate on home value – these numbers are almost always incorrect.

We also have access to tax records – we can find out past mortgage history, sales prices, and flood zones. These are all helpful things to know in a transaction.

In addition to this – it is our job to know the market. We want to help you make the right decisions when it comes to buying or selling.
